By: john smith brown

Landlords give their property on rent to get additional finance. They provide facilities to the tenant and in return tenants pay monthly rent to the landlord. It is important to check carefully whether tenants are good or bad renters for the sake of getting finance on time. It is necessary for the tenant to place all information about their personal details along with previous residence address in the landlord reference letter.

Rental applications ask a lot of questions that should be constructed in order to gather enough information about a prospective tenant to avoid any problems. This application would play a decisive role whether he or she is a potential renter or not.

The landlords always think of reducing the risk of losing income by renting his property to the good renters more often than bad renters. Landlords may ask for character reference letter if they are looking for good tenants.

Before entering into the renting place, tenant should act sensible and understand his responsibility towards it. Landlords have invested in their property so they do not want to rent it to anyone who would damage the apartment. If the tenant has a good track record of keeping his previous apartment in good condition, then he or she can get the apartment. The landlord reference letter of the tenant can come from the most recent landlord’s. With a good rental history he or she should not have any problem in getting a reference letter from a landlord.

The reference letter may include the behaviour of the tenant with neighbours, paying rent on time, ability of taking care of home, any complaints etc. Nowadays it is very likely that landlords would do a background check and a credit check. So, it is better to keep up the good records, and one should be always aware of his or her credit status. While you may have a good idea about credit score, you should be prepared to explain any deficient areas, if necessary. Everyone has ups and downs in terms of finance, and as long as you have a reasonable explanation and are able to show how you have taken steps to prevent the financial downturns, you should have options to get a good apartment.

Look over your application form that you have to fill for the reference letter and think about the most appropriate things you can say, then jot them down and be sure to express them accurately to your landlord reference writer. It is a good idea to have your landlord reference letter writer to end casually, with an invitation to the landlord to contact him or her if they need more information or clarification about a certain statement.

With the help of good and positive reference letter you not only get an apartment to live but also build up rapport with the landlord and maintain a strong trust- worthy relation forever

For more information you can visit: http://www.landlordtenant.org.uk/

john smith brown

Author Bio
John smith is writing articles from previous 5 years.and have good knowledge of various topics of research and articles writing.

For more information you can visit: <a

By: Daniel Collins

Returning home to find that you have been burgled is extremely distressing, especially if major damage has been inflicted to your property and valuable and sentimental possessions have been stolen.

The first thing to do if you ever find yourself in such an unfortunate position is to call the police. You may be tempted to look around the property and immediately try to assess what has been taken; however, try to avoid that natural instinct as you may unintentionally disturb some critical evidence that could lead to the apprehension of the burglar.

Once in contact with the police they will guide you through a list explaining what you should do, particularly if they cannot get an officer to you immediately. Take care not to disturb the likely entry and/or exit point/s to the property that the thief took, as the police team at the scene of the crime may wish to dust for fingerprints.

At the time you report the burglary, making an insurance claim may be the last thing on your mind, but ensure that you make a note of the crime reference issued by the police – that is vital information for your insurer when you eventually get around to submitting your claim. The person you initially report the crime to may give you a reference number, however that may not be the full crime reference but merely the incident reference number.

However, it is normal for the police to subsequently send the full crime reference by post and it is that reference insurance companies require for processing a claim.

By following some useful home insurance tips you could substantially cut down the threat of theft occurring at your property in the first place; avoiding the necessity of having to make an insurance claim. The most important of these include:

Never leave house keys under a plant pot or anywhere outside the property. Not only are burglars aware of this trick but doing so may also invalidate your insurance. It may be a condition of your insurance, or perhaps an incentive to obtain reduced premiums to fit mortise deadlocks and alarms. It will also make it much more difficult for burglars to access your home. Similarly, fit locking devices to all your windows and when you leave the premises make sure all doors and windows are closed and locked. Ensure that the exterior of your property is well lit, especially to the rear. Burglars like the cover of darkness in which to do their work, so make it hard for them by brightly illuminating their potential ‘workplace’.

It can prove beneficial to take such tips into consideration; after all it is in your best interests to ensure that you never need to make a claim.

Daniel Collins

Author Bio
Daniel Collins writes on a number of topics on behalf of a digital marketing agency and a variety of clients.

No one can claim credit as a matter of right; you have to actually earn it with your good financial conduct. The lenders rely on data from credit reference agencies in order to check your past credit record. Although a good credit record is very much desirable from lender’s viewpoint, it is not an indispensable aspect.

Bad credit may take place in the normal course of your financial conduct. If you have several debts, you may unintentionally forget to repay one or two instalments. These missed repayments may find place on your credit file maintained by the credit reference agencies. The lenders will take it as a negative development and your credit rating takes a dip.

Criteria that lenders adopt in sanctioning loans

High rate of interest is the natural corollary of having a low or bad credit rating. Lenders do this to compensate themselves for the extra risk involved in lending to consumers who have bad credit record. Lenders rely heavily on the data supplied by credit reference agencies for deciding any loan application. As a borrower, you should be aware of how the lenders work, the information they hold, and how you can check and challenge your credit file as maintained by credit reference agencies.

At the outset, it is important to clarify that bad credit loans can be availed from sub-prime lenders in the market. You will have to pay extra for these loans in the form of high interest rates. The three main credit reference agencies operating in the UK that provide data to the lenders, helping them in taking a decision either<div

The credit rating is a complex thing and is determined by the credit reference agencies after taking many things into consideration. Basically, credit reference agencies are commercial entities that compile information from different sources, including the electoral roll, county court judgements and financial institutions. A person who has extremely bad credit rating is categorised as bad credit borrower. If such a person wants to borrow money, the only option available is to apply for bad credit loans.

Loans for unemployed people are also available in the UK financial market. Like bad credit loans, these loans also help those who are going through difficult financial circumstances. Unemployed people can apply online for loans that may be secured or unsecured.

Aisha Cristal

Author Bio
For more information about loans: <a

NTP is almost as old as the Internet itself. It was devised and developed by Dr David Mills of the University of Delaware and has been in constant use and continually updated since 1985. NTP is an internet protocol designed to synchronise clocks on a computer network.

In a modern global economy time synchronisation is essential for carrying out time sensitive transactions such as booking an airline ticket to bidding on Ebay. If clocks were not synchronised to the same time you may find your airline seat sold after you had bought it and Ebay’s administrators would not be able to discover whose bid was the latest.

NTP can synchronise networks across the Internet or a Local/Wide Area Network (LAN/WAN) it synchronises time with reference to a reliable clock source. This source could be relative such as a computer’s internal clock or the time on a wrist-watch or absolute such as time from an atomic clock.

Most network administrators prefer to use an external absolute source, mainly because specialist NTP servers are available that can easily receive an atomic clock timing reference either through specialist radio transmissions (usually from national physics laboratories) or the GPS network.

A universal timescale called UTC (Coordinated Universal Time) has been developed allowing networks all around the world to be synchronized to the same timescale and supports such features as leap seconds – added to compensate for the slowing of the Earth’s rotation

NTP uses an algorithm (a complex sequence of instru

ctions) to keep time by constantly checking the time source and matching it to the time on its clocks on the network and instructs each device to alter if it becomes out of synchronisation.

NTP uses timestamps to represent the current time of the day each. As time is linear each timestamp is always greater than the previous one. NTP timestamps are in two formats but they relay the seconds from a set point in time (known as the prime epoch, set at 00:00 1 January 1900) The NTP algorithm then uses this timestamp to determine the amount to advance or retreat the system or network clock.

NTP analyses the timestamp values including the frequency of errors and the stability. A NTP server will maintain an estimate of the quality of both it’s reference clocks and itself.

The NTP program (daemon on UNIX, service on Windows) runs in the background. NTP receives exchanges time information by packets (a block of data) but refuses to believe the time it is told until several exchanges have taken place, each passing a set of tests or protocol specifications. Only if the replies from a server satisfy these tests does the NTP utilizes this information. It usually takes about five minutes (five good samples) until a NTP server is accepted as a timing source.

Microsoft, who has installed a version of NTP in their operating systems since Windows 2000, strongly recommends that a hardware source is used as a timing reference as Internet sources can’t be authenticated.

Authentication verifies that each timestamp has come from the intended time reference by analysing a set of agreed encryption keys that are sent along with the time information. NTP, using Message Digest encryption (MD5) to un-encrypt the key, analyses it and confirms whether it has come from the trusted time source by verifying it against a set of trusted keys.

The best solution is to use a specialist NTP server and receive an authoritative time reference via either the GPS network or radio transmissions (known as MSF in the UK or WWVB in the US).

NTP servers judge the distance of each network device from a timing source and organises them into Strata. These Stratum levels exist to prevent cycles and guarantee accuracy. Stratum 0 are devices such as reference clocks connected directly to a computer. Stratum 1 are computers attached to stratum 0 devices, while Stratum 2 are computers further out.

NTP is free to download via NTP.org and is continually supported and updated. The current version is v 4. A simplified version of NTP (SNTP) exists has less functions and is used in some devices and applications (and also included in older versions of Windows) where high accuracy timing is not as important.

Richard n Williams

Author Bio
Richard N Williams is a technical author and a specialist in the telecommunications and network time synchronisation industry helping to develop dedicated time server products. Even if the employee sues the employer for wrongful dismissal, the damages will be limited to the set off between the reasonable notice pay owing and the income from the employee’s new job. If reference letters help former employees to become re-employed, then employers should provide them willingly and as quickly as possible.

2. Positive reference letters are a good investment.

Very few things in life are free. A positive letter of reference does not cost an employer any money, but it can save a company tens of thousands of dollars if it helps an employee to become re-employed months sooner. A business strategy that is free but saves tens of thousands of dollars makes good economic sense.

3. Positive reference letters can help to limit bad faith damages in a law suit.

The Supreme Court of Canada has suggested that there are a number of factors that can increase the damages owing to an employee who was fired by the employer. One such factor is when an employer refuses to provide an employee with a positive letter of reference. This factor on its own can cost employers tens of thousands of dollars in bad faith damages or other types of damages. If this factor is coupled with other bad faith factors, the damages can be extremely high and punitive in nature to employers.

4. Providing a positive reference letter may decrease hostility at termination time.

Firing an employee is a hostile situation. Feelings always get hurt. Many employees suffer mental distress and other psychological disorders after being fired. Providing a positive letter of reference to the employee can help to decrease the tension and bad feelings of the employee towards the employer. While it may not create a lasting friendship with the employee, it is generally seen as a show of good faith and best intentions towards the employee.

What items may be included in a positive letter of reference?

Most employers immediately feel like they will be lying about a terminated employee if they provide a positive letter of reference on behalf of the employee. This does not have to be the case. There are a number of positive things that can be said about an employee without lying about the employee’s shortcomings or reasons for terminating the employee’s employment. I have listed a few examples of things that can be said in a positive letter of reference even after a hostile termination of employment. My list is not exhaustive. Not all of the items in my list may be applicable, but a combination of some of them can be used to create a positive letter of reference.

· Last position held by the employee

· Length of service of the employee

· Chronology of the employee’s positions held at the company

· The fact that the employee generally arrived for work on time

· Some of the good things the employee was able to do

· List the duties of the employee’s position that the employee performed well

· Provide positive comments from previous performance evaluations

Be honest

If the employee was a thief, do not write a positive reference letter that refers to the employee as honest and trustworthy with other people’s property. It is important to accurately convey attributes of the employee in a positive manner without telling a lie.

Do not embellish the truth

Employers sometimes get into trouble if they give the impression that the terminated employee has abilities or characteristics which simply do not exist in the employee. When a future employer reads a positive letter of reference, that employer is trying to assess the employee’s capabilities and work product with the former employer. If a positive letter of reference embellishes the truth, it will be misleading. A future employer may hire your former employee based on skills and abilities that you have endorsed when they do not exist. Future employers rely on your letter of reference as the best indicator of the employee’s capabilities.

Be practical

There is something positive to say about every single employee. After all, if you made the intelligent decision to hire the employee you must have seen something positive at that time. Secondly, refusing to provide a positive letter of reference to a long term employee is not practical or logical. There must be some good in the employee if he or she remained employed at your company for a long time. Employers who argue that they can not provide a positive letter of reference for long term employees are generally perceived to be insincere, untruthful and playing hardball.

Be willing to confirm everything in the reference letter in a telephone reference

Some employers will call a former employer to verify that the letter of reference is accurate. Employers should be willing to verbally confirm everything that is written in the positive reference letter. It often helps to have one central person who confirms the contents of the reference letter to ensure consistency and accuracy.

What could go wrong if my company provides a negative reference?

Unfortunately, it has been the case where a manager or other employee of a company has provided a negative reference regarding a former employee. In these situations, the former employee often has no choice but to take legal action against your company and the manager who provided the negative reference. Legal action may result in very costly damages being awarded against your company and the individual employee who provided the negative reference.

Damages against your company may arise in any number of ways. The company may have to pay for the loss of income suffered by the employee if the negative reference caused the former employee to lose a new job which was conditional on a positive reference check. If the reference was taken by a professional screening company, the employee may not be able to secure another job in the industry until the screening company’s records are purged. This often requires a court order. Therefore your company may be required to compensate the employee for lost wages for many months or years while he or she remains unemployable plus the costs of obtaining an order from the court to purge the screening company’s records. Over and above all of these costs, a court may order your company to pay punitive damages to the former employee and legal costs for the law suit. Finally, your company will have to pay for its own lawyer’s fees for defending the company in the legal action.

Most times, these cases are settled out of court to avoid the embarrassment of having a Judgment registered against the company for such a terrible act against a former employee. However, the damages can reach the hundreds of thousands of dollars based on the factors discussed above. If your company is in the unfortunate position of having to defend against allegations of providing a negative reference, you should obtain legal advice immediately from Gary Bennett and protect your interests.

For more information on how to protect your interests, contact Gary Bennett at gary@bennettlaw.ca to book a consultation.

Gary and Dawn Bennett

Author Bio
Gary A.

Viral marketing (and advertising) is a powerful technique that makes good use of social networks to increase brand awareness. Understanding the important role that video marketing plays in promoting your business online will make a huge difference in the success of your marketing efforts.

The theory of viral marketing is simple; if you have a compelling, true story, a friend will tell a friend, will tell a friend, will tell a friend and so on. Also referred to as word of mouth marketing, the livelihood of this extraordinary form of marketing thrives on people talking to each other about you, your service, and your product. Viral marketing can make or break your reputation on the Internet. With the influx of [good and bad] information on the Internet, whether solicited or not, your story has to capture the attention of your audience and be proven to be true and supportive of ethical Internet practices.

The behavioral characteristics of word of mouth marketing is well known; a satisfied customer will tell an average of three people about a product, service or experience; an unsatisfied customer will tell about a dozen.

Viral marketing and word of mouth marketing are the foundation for social networks; networks of people interacting with other people in social activities, for the innate purpose of sharing information, services and ideas.

Its human nature to talk; to capture this market share, you need to make sure people are talking about you and what they have to say is nothing but positive!

Viral Marketing Using Video
<<div

Words can relay a message, but a professional, compelling video is worth a thousand words.

comScore, a leader in measuring the digital world, released data in May of 2008, indicating that U.S. Internet users viewed 11.5 billion online videos from February to March 2008; comScore further reported a 64% gain from the previous year.

In the same study, Google Sites once again ranked as the top U.S. video property with more than 4.3 billion videos viewed (38 percent share of all videos), gaining 2.6 share points versus the previous month. YouTube.com accounted for 98 percent of all videos viewed at Google Sites. Fox Interactive Media ranked second with 477 million videos (4.2 percent), followed by Yahoo! Sites with 328 million (2.9 percent) and Viacom Digital with 249 million (2.2 percent).

Video marketing has become quite adaptable to today s online marketing techniques; from traditional online video advertisements [commercials], to interactive Flash (SWF or FLA) messages, online learning (e-learning), to brandable software, and even messages to mobile devices, video composition done right can spark quite a bit of word of mouth enthusiasm and can create high social networking potential. With this much technology at our fingertips, why wouldn t you choose to promote your business with video?

Let s face it; online video marketing is undeniably the best way to get your message out to the millions with just click of your mouse. As bandwidth and Internet access get higher and faster, online video broadcasting will soon become the first and foremost form of communication.

Google s Algorithm Update

Generating more visual excitement about your product or service is great, but spreading your message via video stream on the Internet has other benefits as well. Google is constantly updating their algorithms to make search functionality more consistent with what Internet users are looking for. With the most recent changes in Google s algorithms, its now easier for the Googlebots to crawl videos, and online marketers can take full advantage of keyword search technologies for their videos as well.

In July of 2008 Google announced they improved their handling of Flash files in search results; they say they now have a better ability to index textual content in SWF files of all kinds, including buttons, gadgets and so on. Improved techniques also include simple JavaScript as well.

Google teamed up with Adobe to develop an algorithm that explores Flash files, in just the same way that a person would, by clicking buttons, entering input, and so on. Their algorithm remembers all of the text that it encounters along the way, and that content is then available to be indexed.

In addition to finding text, Google says they are also able to find URLs to feed them to their crawling pipeline. Apparently, all with a little help from Flash-maker, Adobe.

Tony Mandarich owns & operates Mandarich LLC, a full-service web media business specializing in web site development & optimization, video production, photography & <a

Stats reveal that unsecured loan applications are turned down very frequently. The reason to support is that an unsecured loan is granted by the lender on the basis of the creditworthiness of the borrower. All the FISA lending companies use one or more credit reference agencies to get a report on the credit history of the borrower. On the basis of this and their own credit policies, they decide whether the borrower should be granted or rejected the loan.

What are credit reference agencies?

Credit reference agencies provide factual information on details of credit agreements, arrears and defaults on credit; records on county court judgments and bankruptcies; and electoral role (also known as the voters roll) information of the borrower. They also retain information relating to the previous and existing records of the customers. These agencies do not keep “blacklists”, nor do they give any opinion about whether or not an unsecured loan should be granted to a particular borrower.

The main credit reference agencies in the UK are Experian Limited and Equifax Plc.

Why are applications on unsecured loans being turned down?

Once the Credit reference agencies give their report on a particular customer, the lending institution makes its own calculations on the basis of the credit report and their own criteria. Unsecured loans can be rejected if the borrower-

has a poor credit score

has too many arrears and defaults in his past repayment record

has done fraud by providing wrong information to the lender and the credit<div

Network Time Protocol (NTP) is an Internet standard protocol designed over 25 years ago and still under constant development. NTP synchronises devises on a network to a single timing source. If time on a network is not synchronised when applications are conducted over the Internet unintended results can occur such as email being received before it was sent or time sensitive applications failing.

NTP uses a single reference clock to synchronise all clocks on a network to that time. UTC time (Coordinated Universal Time) is the world’s official time standard and most NTP servers are synchronized to receive UTC time. UTC time is kept accurate by a constellation of atomic clocks which ensure that all UTC timing references tell the same time.

NTP is organized into a hierarchy. At the top of the hierarchy are the atomic reference clocks, these are known as stratum 0. Below this strata are servers that receive a timing reference directly from a stratum 0 source. Stratum 2 servers receive time from a stratum 1 server and so on.

NTP is highly scalable meaning a synchronisation network may consist of several reference clocks and NTP will select the best candidates to build its estimate of the current time. This makes NTP highly accurate, with precision of a few hundred nano-seconds not unheard of (nano = 1 second every billion years!)

To synchronise a computer clock to timing reference using NTP extremely simple to do with modern operating systems. Most operating system manufacturers install a version of NTP into their systems (albeit

a scaled down version, known as SNTP in some).

This means to connect to an Internet stratum 1 time server a user merely has to insert the domain address in the NTP program. This can be done quite simply in windows by double clicking the system clock and opening up the Internet Time tab. On UNIX the ntp.conf file contains the DNS details.

It should be mentioned that Microsoft, amongst others, recommend using an external hardware source as a timing reference as Internet sources cannot be authenticated leaving a network open to malicious attacks.

An external NTP server can receive a UTC timing signal either through a specialist national radio broadcast (so long as the receiver is within range of a suitable transmission) or from the GPS network (via a GPS antenna).

NTP servers are relatively low cost and easy to install and setup, providing accuracy and precision whilst also offering security.

Richard N Williams is a technical author and a specialist in the telecommunications and network time synchronisation industry helping to develop dedicated NTP clocks.
